Aher builders have the opportunity to build these customer dream homes. Most of our business is from referral because of our reputation. Customers are involved in every step of decision from start till finish. These homes are under contract but can be made available for viewing for future customer.

Custom Building Process

Whether this is your first time building a home or if you've become a seasoned pro over the years, we know how to make the custom home building process enjoyable and easy for you.
How do we make the process so simple? Organization. We're proud to say that we've developed a comprehensive schedule that we use to make the building process clear and efficient so that building your home is fun instead of stressful. That means we consistently meet closing dates without sacrificing the quality we are known for.
We don't like surprises any more than you do. So what is involved in our custom homebuilding process? Here's a glimpse.

Step 1 - Initial Consultation

In initial meeting, we have to understand your needs, your budget and location preferences. That way we can discuss your preferences for home styles, talk about your lifestyle, find out what you're looking for in a home and determine how we can deliver the right home for you within your budget.

Some of the things to think about are:

  • How many bedrooms will you need?
  • What level do you want your master bedroom to be?
  • Do you need a basement?
  • Do you want a formal living room?
  • Will you need a home office?
  • We'll look at property available in your desired neighborhood and show you house plans to give you some ideas.

Step 2 - General Estimate

After the initial consultation we'll have enough information to prepare your general estimate. We'll base it on costs from homes we're currently building or have recently completed and information we've gathered from our initial consultation. This estimate will be the starting point for your home design and budget.

Step 3 - Plan Selection and Lot Selection

Then we will find a appropriate lot for you. Then either design a plan as per your requirements or you can select one of the plans we have and then customize it.

Step 4 - Working Estimate

After the house design is finished and the lot is chosen, we'll provide you with a working estimate based on a completed set of plans. It will be a comprehensive estimate that will include allowances for cabinets, countertops, flooring and lighting fixtures.

Step 5 - Final Price and Building Agreement

Next, we'll provide you with a complete Project Description detailing every specification in your new, custom home. Then we’ll enter into a final Building Agreement. We give you a realistic start date and a completion date at this time.

Step 6 - Project completion and closing

Through out the building process we are in close communication with you. You will be given contacts of our specialized vendors for interior selections. For example cabinets, paints, appliances, light fixtures, carpet, hardwood stain, tile work. If you need any assistance we will help you through selection process.
Finally when house inspection and occupation certificate is obtained closing is done at agreed date.
